Selling a Home During the Holidays in Douglas County: Myths vs. Facts | Oct. 16, 2026

Preparing your home for sale does not have to mean putting the holidays on hold. In this week's Real Estate Today on KQEN, Mary Gilbert and Kyle Bailey discuss what holiday sellers should weigh, from showing schedules to pricing, alongside Douglas County's latest market activity.
Holiday selling: separate the myths from the facts
Myth: Nobody buys a home during the holidays
Some buyers are still moving for a job, a family change or a new-year deadline. The pool may be smaller, but a well-prepared home can still reach someone ready to buy. You need the right buyer, not a crowded showing calendar.
Myth: Every seller should wait until spring
Spring can bring more buyers and more competing homes. Selling before the holidays may mean fewer new listings competing for attention. That is a possibility, not a promise: your home's condition, price, local competition and your own plans matter more than the season alone.
Myth: Showings will take over your family time
Set showing windows, ask for advance notice and share dates that are off limits before the listing goes live. A showing plan should work around your holiday commitments, rather than leave everyone guessing.
Myth: Decorations have to disappear
A few seasonal touches can make a home feel welcoming. Keep rooms easy to see and walk through, and avoid decorations that hide the features buyers came to evaluate. In rainy weather, pay attention to lighting, a comfortable indoor temperature, clear gutters and safe, leaf-free walkways.
Myth: Listing during the holidays means accepting a huge discount
Price from comparable sales, the home's condition and competing listings. Being on the market in November or December does not, by itself, mean a seller is desperate.
Fact: Holiday schedules can affect a closing
Lenders, inspectors and title companies may have reduced availability. Build realistic deadlines into the plan and discuss scheduling early. If you are considering selling before Thanksgiving, start with small repairs, decluttering, lighting and a pricing discussion now. If waiting until January fits your situation better, that belongs in the conversation too.
Douglas County market snapshot: week ending October 15, 2026
This week's figures show fewer new listings and fewer pending and closed sales than the prior week. Buyers still have a substantial selection to explore, while sellers have less fresh competition arriving.
