Mid-Year Market Check-In: Where We Stand in 2025 in Roseburg and Douglas County

It’s hard to believe we’re already halfway through 2025. The year is flying by—almost as fast as those Roseburg homes with mountain views and price tags that don’t make your jaw drop. “Across the U.S., we’re seeing a solid but slower-paced real estate market,” Mary shared. “Prices are still rising, but in a more controlled way compared to a few years ago.”

Key national trends:

  • Mortgage rates have settled between 6.5% and 7%.

  • Inventory is increasing gradually, offering more options for buyers.

  • Creative financing like lender programs and rate buydowns are helping buyers make moves.

“Whether you’re buying or selling, strategy matters more than ever,” Mary added. “It’s not a market where you can just wing it.”

Douglas County, Oregon Real Estate: Spring Sparked New Life

Zooming in locally, Mary says the Roseburg and greater Douglas County real estate market started off slowly in Q1 but found its footing in Q2.

“In early 2025, activity was quiet. But May and June really picked up,” she said. “We’ve seen more sellers listing their homes, and buyers have returned to open houses and showings.”

Local market highlights:

  • More inventory hit the market this spring.

  • Buyer activity increased, leading to more pending contracts.

  • Home prices have remained steady, especially for move-in-ready properties.

  • Homes are selling faster—but only when priced and presented correctly.

“If your home in Roseburg is clean, priced right, and marketed well, it’s still very sellable,” Mary said. “But overpricing? That’s a fast track to sitting on the market.”

While it's not the frenzy of 2021, today’s real estate market in Douglas County is active—and balanced.

“Buyers are out there,” Mary noted. “They’re more cautious, but many are very serious and ready to make a move when the right home comes along.”

If you’re a buyer:
“This summer is a smart time to be looking,” Mary said. “Inventory has improved, and competition is manageable. Don’t wait for rates to drop dramatically—they may not. If the right home comes along, lock it in. You can always refinance later.”

If you’re a seller in Roseburg or Douglas County:
“Price your home realistically. Buyers today are savvy and shopping around,” Mary advised. “But if your home is well-staged, well-marketed, and priced competitively, you’ll attract the right attention.”
