October is a good time to get your home ready for wetter weather. In this week's Real Estate Today on KQEN, Mary Gilbert shares a practical fall checklist, a Douglas County market snapshot and homes to explore this weekend.

Start with water, heat and alarms

If you have one weekend to get started, focus on these three areas before taking on the rest.

Help rainwater move away from your home

Clear leaves and debris from gutters and downspouts, and check for loose connections, overflow and water collecting beside the foundation. Keep surface drains clear and debris away from siding. Watch drainage from the ground during rain and check again as leaves fall. Don't block crawl-space vents; persistent dampness or standing water underneath the home needs evaluation.

Look for obvious roof damage from the ground and watch inside for new ceiling stains. Have a qualified roofing professional inspect concerns and advise on moss treatment appropriate for the roofing material. Avoid climbing onto a wet roof or aggressive scraping and pressure washing that could damage it.

Test the heat before you need it

Test your heating system, follow its instructions for filter changes, and keep returns and vents clear. Arrange service if it is due. Unusual noises, odors or uneven heating deserve attention. Have fireplaces, woodstoves and chimneys inspected and cleaned as appropriate before use.

Check safety and small repairs

Test smoke and carbon monoxide alarms, check replacement dates and follow the manufacturer's instructions. Check door sweeps, weatherstripping and exterior caulking without sealing intentional drainage openings or ventilation paths.

  • Disconnect garden hoses before freezing weather and protect exposed plumbing as appropriate.
  • Arrange irrigation winterization based on your system's requirements. Check exposed well equipment and outbuilding plumbing on rural properties.
  • Clear slippery leaves from steps and walkways, check exterior lighting and secure outdoor furniture.
  • Know where your main water shutoff is and keep flashlights and basic outage supplies accessible.

Planning to sell? Keep maintenance receipts and service records. Addressing moisture and heating concerns can help you prepare for inspections without assuming a major renovation is necessary.
