Douglas County real estate update | Week ending September 24, 2026

Fall forecasts can be useful, but the best next move depends on your budget, the homes available in your price range and the response your own listing is getting. Here's what this week's Douglas County numbers show, plus four Roseburg-area listings and open houses to consider.

Douglas County housing activity: September 17 vs. September 24

New listings fell from 51 to 33 week over week. Pending sales eased from 33 to 29, while closed sales rose from 24 to 33. Price changes increased from 59 to 63, and properties returning to the market fell from 13 to 9. These are weekly snapshots, not a forecast: this week's closings reflect deals that began earlier.

For buyers, that means a home with a changed price or one back on the market may deserve a second look. Ask your agent why a property returned and what you can verify before making an offer. For sellers, watch the response to your own home. Showings without offers call for a different discussion than no showings at all. Review comparable homes, presentation, condition and price together.

What to watch this fall

Mortgage-rate predictions can change quickly, and a national average isn't a personal loan quote. Rather than plan around a prediction, start with a monthly payment that works for you. Ask a lender to include taxes, insurance and other costs so you can compare real options. Then look at what's actually available in your price range: new listings, price changes and homes returning to the market.

Sellers can make a plan before listing: compare the homes buyers will see alongside yours, prepare the property well, and decide with your agent when you'll review views, tours and feedback. Fall doesn't end the selling season, but the season alone won't do the work of good pricing and presentation.
