Douglas County's fall housing market is giving buyers more choices, while asking sellers to pay closer attention to price, condition and competing homes. The September 2026 RMLS report shows 6.1 months of inventory and an average total market time of 108 days. Those numbers help frame the conversation, but they do not tell the whole story about any one home.

This update comes from the Oct. 9 edition of Real Estate Today on KQEN with Kyle Bailey and Mary Gilbert of The Mary Gilbert Group.

September 2026: more time to compare, more reason to prepare

Inventory rose from 5.9 months in August to 6.1 months in September, compared with 5.5 months a year earlier. Months of inventory estimates how long the available supply would last at the current sales pace if no new listings were added. It does not mean every home will take six months to sell.

Average total market time reached 108 days, up from 93 in August and 78 in September 2025. A well-priced home in good condition can still draw strong interest, but sellers should look closely at how their home compares with nearby alternatives.

  • New listings: 141, down 7.2% from August's 152.
  • Pending sales: 93, down 23.1% from August's 121.
  • Closed sales: 104, compared with 107 in August.
  • Median sale price: $313,500, compared with $361,000 in August.

A lower monthly median is not a value estimate for your home

The median is the middle price among homes that actually sold. A different mix of lower- and higher-priced sales can move that number without every property changing in value by the same amount. Through the first nine months of 2026, Douglas County's median sale price was $330,000, up 1.5% from $325,000 during the same period in 2025.

For buyers, the full financial picture matters: monthly payment, property condition, repairs and how long you expect to own the home. For sellers, thoughtful pricing, presentation and a clear view of the competition matter more than deciding by season alone.

New listings and pending sales both increased this week, while active inventory was nearly unchanged. Closings reflect contracts negotiated earlier, so a weekly dip in closed sales should not be read as an immediate measure of today's buyer activity. A price change can also reflect a seller adjusting to feedback rather than a reason to assume a home will sell below its asking price.

The rate figure is from the supplied weekly worksheet, not a personal loan quote. Actual loan terms vary by borrower, lender and loan program.
